Daylight Saving Time

ClockIt is time again to “fall back” by an hour in the autumn!  Remember to set your clocks “back” an hour this weekend either before you go to bed Saturday night, October 31st, or in the morning of Sunday, November 1st.  Daylight Saving Time officially ends at 2 a.m. Sunday morning.  This means you can either get an extra hour of sleep or have extra time for breakfast!

There will be more light in the morning and more dark in the evening after Halloween night.

Few, but Fabulous

Potluck 10242015aOn Saturday, October 24th, we enjoyed visiting and spending time with 12 of our friends and neighbors at the Hot, Sweet, & Spooky Harvest Party.  Rhonda, our local witch, even made an appearance!  Our potluck options offered only one soup, but included a fabulous variety of desserts!  All very yummy indeed!

November 4, 2015 Association Meeting

NewsThe Elk Creek Highlands/Meadows Property Owners Association will meet at 7 PM, Wednesday, November 4th in the Association Building at 86 Elk Creek Drive, Bailey.  Nominations for the 2016 ECHPOA Board of Directors election ballots will be accepted.  You do not have to be a member to attend.  For more information, contact Karen Ellis at 303-514-8620.

We need names!

According to our By-Laws, the directorsBallot Election of our association shall be elected annually.  Election ballots for the 2016 ECHPOA directors will be included in our annual newsletter which will be mailed to each county recorded address of approximately 350 property owners in the Elk Creek Highlands / Meadows community by the end of December, 2015.  Completed ballots must be returned by the start of the monthly association meeting held on February 3, 2016.  At which time votes will be counted, and the new Board of Directors announced.  Your 2016 membership dues and ballots must be received by this meeting for your vote to be counted.

There are a total of 6 volunteer board positions; 5 directors and 1 alternate.  The obligation for being a board member is to attend a majority of the monthly meetings, and participate in the business and activities of the association.  To the best of their ability, board members try to represent the majority of the community when making decisions.

We are currently accepting names to be placed on the 2016 election ballots.  Nominated persons must agree to serve if elected.  If you are interested in becoming a nominee, please let us know!  We need names!  Make your voice be heard!  You may contact us by sending a letter to ECHPOA, 86 Elk Creek Drive, Bailey, CO  80421, or drop off a letter in the locked box at the association building, or come to the monthly association meeting on November 4th, or December 2nd at 7 pm, or come to the Hot, Sweet & Spooky Harvest Party on October 24th at 12 noon, or call Karen Ellis at 303-514-8620, or email CUNColorado@aol.com.  Names must be received by December 2, 2015 to be placed on the election ballot for the 2016 ECHPOA directors.

Oh my, so many projects!

Last Saturday, October 10th, a team of 10 volunteers took on 3 major improvement projects all at the same time!  A HUGE thanks to those who so generously donated their time to help!  Jeff DeBerry, Paul Ellis, Walt Wark, Brad Burk, Stan Willman, Mike Felix, Dale Skulborstad, Jessica Smith, Dale Wark and Karen Ellis.

shelter roof 10-11-2015aSHELTER – The last of the 3 horse corral shelter roofs that needed repair this year was replaced and is almost finished.  We needed to eliminate the leaks that cause standing water in the shelters as it could lead to hoof problems.  To see more pictures go to the Horses page under the Photo Gallery menu option above.

TREE – The dead tree in the horse corral was bravely cut down by Jessica and Jeff and landed exactly where they had planned.  It was dangerously close to the fence, and one shelter, not to mention all the horses in that area.  Stan helped them cut it into pieces, and Jeff is hauling it off and delivering it for firewood.  To see more pictures go to the Horses page under the Photo Gallery menu option above.

DECK – About half of the rotted deck boards have been replaced.  17 boards were found to be very soft and about a foot was actually missing from one of those boards on the north side of the building.  Mike pulled off the boards and Stan, Walt and Paul helped with cutting and replacing the new boards.  Walt Wark cut up and hauled off all of the old boards.  To see more pictures go to the Community Maintenance page under the Photo Gallery menu option above.

WHAT’S NEXT?

Besides finishing theFascia 10-04-2015a projects mentioned above, Paul and Karen have replaced about half of the rotted fascia boards.  They also donated 2 solar lights for the steps to the building.  The board members are also still trying to make arrangements to replace the flooring and round folding tables, add a counter top to the half wall, and repair the electrical outlets in the horse corral….oh my, so many projects!

4th Quarter Membership Discount!

For many, many years the ECHPOA annualMembership Matters family membership dues have not been changed and remained a low $35 per year.  However, because there are so many needed community improvement projects, and the cost of utilities, insurance, taxes, and supplies have gone up, the board has decided to increase the annual membership dues by $5 for next year.  Therefore, dues for 2016 will be $40 per year.  Fishing permits will remain at $25 per year, which includes 4 fishing badges per family.  However, as an incentive to pay early, if you pay for your 2016 membership dues before December 1, 2015, you will pay the 2015 amount of $35.  Beginning December 1st, you will need to pay $40 for your 2016 membership.

You have to be a member to use any of the community property and to have a vote in any community decision.  Obtaining a fishing permit is optional but required to fish, and the money helps us purchase fish and fish food annually.  Annual membership and fishing permits expire December 31st of the same year purchased for.  Any property owner in the Elk Creek Highlands or Elk Creek Meadows subdivisions may become a member of ECHPOA by paying the yearly dues. Renters may also become members; however, they do not have voting rights.

 

For those who have not joined yet for 2015, there is still time!  We are offering the following 4th Quarter Membership Discount:

If you join during the month of October 2015 you will only pay a 2 month pro-rated amount of $6 for membership and $4 for fishing permits.

If you join during the month of November 2015 you will only pay a 1 month pro-rated amount of $3 for membership and $2 for fishing permits.

If you join during the month of December 2015 you will pay the full 2016 membership dues of $40 with December 2015 being free.
